5 Steps Explained: The Skinny About Buying a Home in North Texas

Here's a general timeline for the entire home buying process. When searching for your dream home or investment opportunity, I like to have 12 weeks, but it's common to close in as little as 4 weeks! 

 

Common things that can delay closing: 

  • Appraiser takes a while to go out or has to return later
  • Lender has required repairs
  • Survey is taking extra time
  • Delays in clearing title
  • HOA delays

I stay on top of deadlines and my team is great about communicating & getting things done early. 

 

 

So, what's the entire buying process? It's just 5 steps:

(For those of you who want to drink from the proverbial fire hydrant, lol): 

  1. Discovery: getting to know you & your goals (location, price, timeframe, wants/needs, etc.)
  2. Shopping: we'll send you homes curated to your custom needs/wants, you "heart" your favs & then we'll go look at them (the fun part!)
  3. Offer: once you're ready, we'll make an offer and expertly negotiate on your behalf
  4. Under Contract: once you and the sellers have signed the contract, you're official!
    • Option period: provides, typically 3-7 days, to inspect, negotiate repairs and terminate. The option period is optional, you pay a nominal fee to take the seller's home off-market. 
      • Earnest money & option fee: the option fee and earnest money must be delivered within 3 days of execution, but the earnest money will be refunded if terminated during this timeframe. Earnest money goes towards your closing costs and is usually 1% of your purchase price, much like a deposit. Whereas the option fee goes back to the seller if you terminate & goes towards your closing costs if you buy the home. 
      • Inspection: you can pay for a general home inspection or other inspections at your own cost, these will reveal if there's any major repairs needed
      • Repairs: after reviewing any and all inspection reports, we'll negotiate for major repairs to be completed by the seller's prior to closing or funds in lieu of repairs.
    • Pending: once we're past the option period, we'll make sure the title company, loan officer and our team coordinate getting everything cured for closing day.
      • Requests: the title company, your lender and my team will be asking you to provide documents, sign papers, and so much more during this time. This is when the appraisal will be ordered, surveys will be completed, HOA's transferred and much more. 
      • Utilities: we will connect you with our utility concierge, at no cost to you, so they can help you set up all your utilities at your new home with ease.
      • Warranty: if it's part of your contract or something you'd like to purchase on your own, you can select a home warranty with your home at a discount. This will cover things like HVAC, water heater, washer & dryer, refrigerator, etc. 
      • Homeowners insurance: you will get quotes and select homeowners insurance for your new home. This will be paid for automatically, if you have a mortgage on your new home.
  5. Closing: you'll sign your closing documents in-person or remotely, then we'll wait a few hours for funding and then you'll be the proud owner of your new home!! You'll take possession according to the details of the contract.
